The dishwasher is an expensive appliance to replace. It also takes the longest time to check, so start running it at the beginning of your inspection. Make sure that the door opens and closes properly, the seals are tight, and that there is no rust or corrosion inside or outside the unit.
While doing your test-run of the dishwasher, check for any water leaks underneath the washer and sink. Make sure that the heating element is functioning (there should be steam released when the door is opened after the cycle is complete). Finally, make sure that the pump is working by checking to see that there isn’t any extra water standing in the bottom of the unit after the cycle ends.

Replacing your refrigerator is expensive. It’s also one of the most stressful appliances to have break down, since it’s a huge hassle to deal with the food that’s left to defrost and rot while not being cooled. Fridges are also extremely heavy and annoying to move around if you don’t have the proper tools.
When checking your appliances, make sure that the fridge and freezer are cooling properly. Check for rust on the inside and outside of the unit, and make sure that the gaskets and seals are sealing properly.

Whether the stove is gas or electric, it needs to be inspected before buying a new house. A faulty stove or oven is not only expensive to replace, but also potentially dangerous. Be especially careful when inspected a gas range. Make sure that the burners, oven, and broiler all heat up properly, the clock and timer function, and the seals all close tightly.

Washer and Dryer
The previous appliances were all in the kitchen, but it’s just as important to check the laundry room before buying a new home. The washer and dryer both need to be tested during the inspection. Like the oven, a dryer can be a fire hazard, so pay close attention to it. Make sure there isn’t an excessive buildup of lint. Check the outside vent if possible to make sure that the exhaust fan is running and that the air is making it all the way through. Also keep an eye out for any water leaks from the washer.
